Do I need an Electrical Installation Condition Report (EICR) to buy a new house?
The answer is “No”.
However, an EICR is recommended as part of a property buying process as it can confirm the condition and safety of the electrical installations in the property before you decide to buy it.
The Electrical Safety Council said:
“Most home buyers are exposing themselves to an increased risk of fire by failing to check the electrics before purchasing.”
They found that two thirds of homes bought in the UK had not been checked, with many buyers believing that periodic electrical testing is covered as part of a Homebuyer’s Survey.
It is not!
Risk of fire or injury from faulty electrics
The research found:
· 50% of people are not aware there is an electrical inspection that can protect them.
· Over 35% reported finding issues with electrics after they had moved in.
· 10% of those experienced injury or fire as a result.
The cost of remedying these faults averaged £900, with some rising as high as £15,000.
“Not carrying-out an EICR significantly increases the risk of additional expenses, and electric shock or fire, to the buyer and their family.”

What is an EICR?
An Electrical Installation Condition Report is an official document produced following a full inspection of the electrical systems and installations in a home or workplace.
It will test switches, sockets, wiring and any power sources to check they comply with safety standards and regulations, through both visual and electrical testing inspections.
